These Terms & Conditions apply to services, reservations and payments made through Island Properties FZ-LLC, Ras Al Khaimah, United Arab Emirates.

Reservations
A reservation is considered confirmed once the required payment has been successfully received and confirmation has been issued by Island Properties.

Guests must provide accurate information and valid identification where required for check-in, building registration or regulatory purposes.

Payments
Prices are displayed or quoted in UAE Dirhams (AED) unless otherwise stated.
Applicable VAT, tourism fees, security deposits, cleaning fees or other booking-related charges will be communicated before or at the time of payment where applicable.

Online payments may be processed securely through authorised third-party payment providers.

Guest Responsibilities
• Following property and community rules
• Respecting maximum occupancy limits
• Avoiding smoking where the property is designated non-smoking
• Taking reasonable care of the property, furniture and equipment
• Reporting any damage or maintenance issue promptly
Guests may be held responsible for damage caused during their stay beyond normal wear and tear.

Check-In and Check-Out
Check-in and check-out times will be communicated with the booking confirmation. Early check-in or late check-out is subject to availability and may involve additional charges.

Cancellations and Refunds
Cancellation and refund eligibility is governed by the applicable booking conditions and our Refund & Cancellation Policy. Bookings made through third-party platforms are also subject to the relevant platform's terms and cancellation conditions.

Property Availability
In exceptional circumstances where a confirmed property becomes unavailable due to circumstances beyond our reasonable control, Island Properties will make reasonable efforts to provide a suitable alternative or an appropriate resolution.

Website Information
Island Properties makes reasonable efforts to ensure that property descriptions, photographs, prices and other information are accurate. Minor differences or changes may occur from time to time.

Governing Law
These Terms & Conditions are governed by the applicable laws of the United Arab Emirates and the relevant laws and regulations applicable in Ras Al Khaimah.
